Secure the property and make sure keys, access codes, and important records are controlled.

Photograph every room, garage, shed, closet, and storage area before anything is moved.

Set aside jewelry, documents, medications, firearms if present, personal papers, and obvious collections.

Do not donate, haul away, or bulk-sell unfamiliar items just because they look ordinary.

Write down what the family already knows about unusual objects, collections, artists, brands, or provenance.

When an estate sale company may make sense

A qualified estate sale company or liquidator can be useful when the family is ready to price, market, and sell ordinary household contents. The better question is whether you know enough about the contents before that process starts.

If the estate includes jewelry, art, coins, trading cards, tools, vehicles, designer furniture, collections, or simply unfamiliar items, identify those categories first so they are not treated as generic household inventory.
