Fees and scope

  • What commission, minimum fee, cleanout fee, advertising fee, or other charge may apply?
  • Which services are included and which are billed separately?
  • Who pays for hauling, disposal, staging, advertising, security, or specialty help?

Specialty and higher-value property

  • How are jewelry, watches, coins, art, cards, tools, vehicles, and collections handled?
  • What happens when an item is unfamiliar or outside the company’s normal expertise?
  • When will an outside specialist or formal appraiser be recommended?

Conflicts and buying

  • ✓ Can the company, its employees, or related parties buy items from the estate?
  • ✓ If so, how is that disclosed and how is the price supported?
  • ✓ Who decides when an item should be sold outside the general estate sale?

Records and unsold property

  • ✓ What inventory or settlement records will the family receive?
  • ✓ How are unsold items handled, donated, returned, or removed?
  • ✓ What should the executor photograph or document before anything moves?
